🏠 Home Keeper by Uniplaces: Property Operations

HomeKeeper by Uniplaces manages residential property in Lisbon and on the Margem Sul for owners who mostly live abroad. We look after the whole tenancy: settling tenants in, coordinating maintenance, managing condominium matters, handling the paperwork that keeps everything compliant, and being the person the owner trusts to tell them the truth about their apartment.

We are looking for an Operations Intern to work alongside our operations team. From early on, you will be speaking with tenants and owners, visiting apartments and making practical judgements, coordinating maintenance and service providers, and making sure nothing gets dropped. You will be involved in the day-to-day management of properties and help ensure that everything runs smoothly throughout the tenancy.

Join Us as a Property Operations Intern! 👨‍💻

Property management is unpredictable. A tenant is locked out, a ceiling starts leaking on a Friday evening, a contractor does not turn up, a check-in moves at two hours' notice. The people who are good at this are the ones who take the problem, work out what actually needs to happen, and make it happen, instead of passing it along. That is the person we are looking for.

Tenants & Owners:

  • Speak with tenants and owners directly, by email, phone and in person, and keep them informed before they have to ask.
  • Handle move-in and move-out communication from start to finish.
  • Escalate quickly and clearly when something is beyond what you should decide alone.

On Site:

  • Check-ins and check-outs in person, including outside office hours when a flight or a handover requires it.
  • Detailed inspection and inventory reports: photographed, specific, and written so that an owner or a deposit discussion can rely on them months later.
  • Key management, copies and handovers.

Making Things Happen:

  • Follow repairs and maintenance through with suppliers and contractors until the work is finished and verified, not simply reported.
  • Buy furniture, appliances and materials when a property needs them.
  • Support condominium matters: attend assemblies when needed, write up the outcome, and chase the works that were agreed.
  • Keep every job, task and case updated in our system, so the team can see the real state of a property without having to ask you.

Diligence:

  • Hold many small open threads at once and lose none of them. Most failures in this job are not dramatic. They are something that quietly did not get chased.

🌟 What Makes You the Ideal Candidate:

  • Ownership & Responsibility: Smart, organised, and genuinely responsible. You take ownership of a problem rather than simply passing it on.
  • Communication Skills: Comfortable speaking with tenants and owners, and able to communicate clearly and professionally in writing.
  • Practical Problem Solving: Able to assess situations on the ground, make sensible decisions under time pressure, and recognise when a decision needs to be escalated.
  • Flexibility: Comfortable working in an environment where things don’t always fit neatly into fixed hours and urgent issues can arise unexpectedly.
  • Hard Working & Honest: Reliable, hands-on, and willing to be transparent when something has gone wrong.
Some experience of managing property is important to us, and it does not have to be a job. If you have run your family's or a friend's Airbnb, looked after a rental apartment, or handled tenants, cleaners and repairs for someone else's property, that is exactly the experience we mean. Formal experience in property management, real estate, hospitality or operations counts equally.
Also useful: familiarity with Lisbon neighbourhoods, and any experience dealing with condominiums, insurers or Finanças.

Requirements

  • Language Skills: Fluent in both Portuguese and English, with strong written and spoken communication skills.

  • Location & Mobility: Based in Lisbon and comfortable travelling across Lisbon and the Margem Sul. A driving licence and access to a vehicle are a strong advantage.

  • Flexibility: Available to work occasional evenings when needed, particularly for condominium meetings, check-ins, and check-outs, typically between 18:00 and 21:00.

  • Hands-On Approach: Comfortable working in the field, visiting properties, and dealing with situations on-site, not just from behind a desk.

  • Digital Skills: Confident using email, documents, and spreadsheets, with the ability to quickly learn and adapt to our property management systems.

  • Work Eligibility: Legally authorised to work in Portugal.

📌 Important Details:

  • This a on site position.

  • Internship contract with a duration of 6 months.

  • Includes an internship grant + meal allowance.

  • Access to a co-working office in Lisbon, Monday to Friday.

  • Requires availability of 40H per week.
